1: A Lump Sum With No Line-Item Breakdown

A quote that states one price for a ‘full home package’ without itemising trades, materials, brands and quantities is built to obscure what actually goes into a HDB renovation package. A clean renovation quotation template will always break costs down line by line.

Without an itemised breakdown, that single quotation gives the contractor room to argue a scope was never agreed when a dispute arises, then bill you the difference as an extra. Always insist on a fully itemised contract with each trade priced separately, materials and brands named, and quantities listed.

2: Hacking, Debris Disposal and Haulage Are Missing

In older resale flats, hacking and demolition generate debris that must be removed through licensed waste haulers, and this cost is often missing from an attractive headline quote. By the time the old kitchen is demolished and stopping work mid-hack isn’t an option, you are in no position to refuse the extra haulage fee.

A professional quotation for a renovation should state that HDB permit applications, authority liaison and any required PE endorsements are part of the scope. A quote that’s silent on permits suggests the contractor either intends to carry out unpermitted works or expects you to handle submissions alone.

Remember, the liability for unpermitted works in an HDB flat falls on the flat owner, which makes this omission a costly one to read past.

5: No Warranty Clause or Defects Liability Period

A standard warranty should cover workmanship defects, typically between one and two years. A quote with no warranty terms or vague ones with no stated scope or duration leaves you with no written recourse when cracks, delamination or leaks appear after handover.

Have the warranty written into the contract: what’s covered, for how long and how the rectification process will go. For wet works in particular, confirm the warranty accounts for the water ponding test that verifies your bathroom waterproofing before tiling begins.
